What is included?
The cost of your rental includes electricity, water, heating and linen (duvets and towels). While the cottage is equipped with a travel cot, there is no bedding supplied for use with it so please bring baby bedding with you. We have also provided a high chair.
Occasionally circumstances arise which are outside our control making it necessary to alter or remove facilities without prior notice.
Occupancy
RiverBank Cottage will sleep a maximum of 4 people (adults and children) plus one baby. We will not permit additional guests to stay whilst the house is fully occupied. We are very happy to accommodate up to 2 well behaved dogs.
Booking and payment
Once we have confirmed and agreed the date and price for the booking, you will need to send a deposit of £100 per week. No booking is confirmed until we have received a deposit. The balance is to be received by us no later than 6 weeks before arrival. Cheques should be payable to “H and G Law” or we can provide details for you to arrange a bank transfer or Paypal payment.
Cancellation
Should you cancel your stay, please inform us immediately by telephone and in writing by email or letter. We will only refund payments made (less an administration fee of £25) if we able to re-let the cottage for the period of the booking. If we are only able to re-let part of your booking period, we will refund that amount, less the administration fee, the balance being forfeit. We strongly recommend that you consider travel insurance to recover any cancellation losses.
In the unlikely event that we have to cancel your stay, we will refund your payment in full and help to find alternative accommodation.
Dogs
Dogs are permitted in RiverBank. Only 2 adult dogs will be permitted – provided they are healthy, fully housetrained and kept under control at all times. You must bring your dog’s basket, as they are allowed on the strict understanding that they must not lie on the bedding or furniture and will be restrained from causing undue annoyance to our neighbours. They should not be left unattended in the cottage and are not allowed to foul all areas around the cottage property. Please ensure dog poo is properly bagged and put in the bin outside.
Timing
On the day of arrival, occupancy will be available after 4.00pm. You will need to vacate the cottage by 10 am on the day of departure.
Keys
Keys are provided at the property – we operate a keysafe system and additional keys are available at the cottage. Details of key collection are provided after final payment has been received.
Care
Guests are requested to take reasonable and proper care of the property, its furniture, pictures, external and internal fittings and effects and leave the cottage and its contents clean and tidy when vacating. This includes all cooking utensils and the dishwasher must be emptied. Guests are requested to remove duvet covers, pillow cases, sheets and towels and to leave them piled in a corner of each bedroom. We would appreciate it if guests could report any breakage or damage as soon as possible during your stay to allow us time to repair or replace the item. We may charge for replacing broken or damaged items.
Liability
RiverBank Cottage is available for your use and enjoyment at your own risk. The owners will not accept any liability for loss and/or damage howsoever caused to equipment, personal possessions/property/vehicles or personal injury. The owners shall not be under any liability to the Client or third parties for any loss or damage arising from a breach of the contract or negligence on the part of the client.
Responsibility
The person booking the cottage accepts liability for the behaviour of all party members and for ensuring that these terms and conditions are adhered to.
Respect for our neighbours
RiverBank Cottage is situated in a residential area and we, therefore, request that you keep noise to a minimum between 11 pm and 8 am. This includes playing music and use of the TV.
Satisfactory accommodation
If for any reason the accommodation is unsatisfactory, please notify us immediately so that appropriate action can be taken. We cannot accept subsequent claims for shortcomings we are not notified of.
